Scope of Services

Structural Design and drawings for an innovative plan for office/retail/community/living space: 28-unit 4/3 Split building, 12-unit building, two 8-unit buildings each w/ ground-level commercial space, and a 16-unit building also w/ ground-level commercial space.  All buildings are 3-story apartment buildings having 74 units total.  Features are: Community kitchen; Library; Computer lab; Outdoor gathering pavilion.

Structural System

Buildings are of Type V-A  construction and conform to the 2015 IBC.  Foundation is conventional with continuous and spread footings and concrete slab-on-grade.
