Scope of Services

Civil and Structural Design and drawings needed for permitting and construction along with Construction Support of single 4-story transitional housing structures containing 50+ units situated on either a .36 acre (Father Bach Haven 4) or a .42 acre parcel.  (Father Bach Haven 5).

Project Size

Both buildings are approximately 42,089 sf and 41,731 sf, respectively.

Structural System

Project consists of:  Buildings are Type VA construction in accordance with 2015 Washington State Building Code and local amendments. Roof structure constructed of pre-engineered wood trusses designed by others.  Floor structures constructed of pre-engineered wood I-joists or dimensional lumber. Foundation system is conventional, with continuous and spread footings and a concrete slab-on-grade.
